What should I look for when choosing a builder?
Choosing the right builder is one of the most important decisions in any building project. Look for a builder who is licensed, experienced, financially stable, and able to demonstrate a strong portfolio of quality work. It is also important that you feel comfortable communicating with your builder, as a positive working relationship is essential for a successful outcome.

Builders in Victoria must be registered with the Building & Plumbing Commission. You can verify a builder’s registration and credentials by visiting the VBA website or contacting them directly. A reputable builder will always provide proof of their registration upon request.

At Brent Casbolt Builders we provide a detailed fixed-price quotation outlining all inclusions and exclusions so clients have a clear understanding of the project cost. The quoted price remains fixed unless additional work or changes are requested by the client, which are managed through approved variations.
Every project is different depending on the design, permits, and site conditions. On average, new home builds typically take 6–12 months, while renovation timelines vary depending on the complexity of the work. We provide clear timelines for each stage of the project before construction begins.
Each project is assigned a dedicated project manager who oversees the day-to-day coordination of trades, suppliers, and site operations. Regular communication, site visits, phone calls, and emails ensure clients are kept informed throughout the construction process.
Our experienced team completes all carpentry work in-house. For other specialised trades such as plumbing, electrical, and plastering, we work with a trusted network of local subcontractors who consistently deliver high quality workmanship.
Where possible we offer flexibility for clients who wish to provide certain materials or subcontractors. Each project is assessed individually, and we discuss the advantages and considerations with the client during the early stages of planning.
A reputable builder should carry the necessary insurance to protect both the builder and the client. This includes Domestic Building Insurance, which covers structural defects and protects the client if the builder becomes insolvent or unable to complete the work, and Contract Works and Public Liability Insurance, which covers the construction works during the building process.

Most building projects require two key permits:

  • Planning Permit –issued by the local council to ensure the development complies with local planning regulations.
  • Building Permit – issued by a registered building surveyor confirming the design complies with building codes and safety regulations.

A variation is a change to the agreed scope of work after the contract has been signed. Variations must be documented and approved by both the builder and client before any additional work is carried out.
All Brent Casbolt Builders homes include a 6 years for non-major defects.
These timeframes are set by law across Australia, not by your builder, and cannot be waived or reduced in your contract.
The “defects liability period” is different from your statutory warranty The 3-6 month defects liability period in your contract is just for minor issues after handover – your legal warranty protection extends much longer.
